About Our Real Estate
About Our Real Estate
Ever Design is a Rwandan-owned, Rwanda-based property company. Architecture, construction, and real estate under one roof — with villa management by Ever Retreat.
We handle every stage from land to handover in-house, so you deal directly with the people doing the work, not a chain of subcontractors and middlemen.
Our current developments range from completed showcase villas in Rubavu to new projects in design across Rwanda's most desirable areas.
Whether you're buying a finished villa, reserving a unit off-plan, or developing land you already own, one team sees it through from first design sketch to handover, and Ever Retreat takes it from there to the first guest booking.

03
End-to-End Under One Roof
Land to handover with one point of contact, then Ever Retreat manages your villa for rental income.
Property search — We find properties matching your criteria, budget, and investment goals.
Legal due diligence — Title verification, zoning compliance, and permit checks.
Negotiation — Price negotiation and terms agreement.
Reservation deposit — A deposit secures the unit while contracts and structures are finalized.
Purchase & transfer — Notary coordination and deed or leasehold transfer.
Rental setup — Property listing, furnishing, and ongoing management (optional).
In Rwanda, foreigners cannot own freehold land under personal name. However, foreigners can legally secure land through leasehold agreements (up to 99-year leases) or via company structures.
The leasehold route is the standard option for foreign buyers, with extension options available through the Rwanda Land Management and Use Authority (RMLA).
A company structure is the alternative path, and is often used by investors buying more than one unit or planning to hold property for the long term.
Our in-house legal team handles both routes, so you don't need to hire outside counsel to verify title or negotiate lease terms.
Whichever structure fits your situation, every acquisition is checked against Rwanda's current land laws before contracts are signed.
